Should Buyers Attend the Home Inspection?

There is a lot to consider when buying a home. For those who have never purchased a home before, the process can be daunting. So many questions come to mind that you’ve never considered like “should I attend the home inspection?”. In this article, we will try to answer that question, as well as provide some context on what to expect if you decide to attend.

Yes- If you’re able

The short answer is yes. Attending the home inspection gives you time to ask any questions you might have about the home. Additionally, this gives the home inspector time to discuss significant findings with you and potentially point them out to you. At Holston Home Inspections, we request you arrive near the end of the home inspection. This gives us time to inspect the mechanical systems, as well as areas that are unsafe/ difficult to access. We can then walk with you through the home, before completing the inspection.

What if you can’t make it?

That’s okay! We understand many of our clients are not currently local, or are inundated with busy schedules. We will complete the inspection with the same level of detail, and can schedule a call afterwards to discuss the report.

What not to do

If you choose to attend the home inspection there are a few things you should not do.

  • If you arrive while the home inspector is on the roof, do NOT climb the ladder. This part of the home inspection is one of the most dangerous, and should not be attempted by the client. Injuries from a fall off a roof can be fatal or life-altering.
  • Do not stand near the home inspector while the electrical panel is being inspected. This is also one of the most dangerous parts of the home inspection. There is a risk of electrocution or arc flashes. An arc flash can create such intense heat that can cause severe burns. Here is an article that discusses arc flashes in more detail. The home inspector will provide pictures with any findings after the inspection is complete.
